Management of the Australia 108 development was a milestone in Sinclair Brook’s history,and Melbourne’s development story. A hugely ambitious development required unprecedented development and delivery strategies, particularly in respect to sales, construction and development funding. In addition, stakeholder engagement was a critical aspect in successfully delivering the project, not least to achieve approvals for the extreme building height and overhangs.
Sinclair Brook were instrumental in the key project strategy to reduce peak debt, achieved driving equity back into the development through an aggressive vertical staging strategy. This saw revenues from completed apartments repatriated into the project two years before final completion.
Project specific issues included: aviation approvals, aeroelastic wind assessment strategy, funding strategy, internal HV electrical infrastructure, key road authority approvals, subdivision strategies.
